For Builders and Electricians: A Residential Data Cabling and Smart Home Spec That Keeps Clients Happy

Clients now expect perfect Wi-Fi, CCTV and smart home tech in every room, and blame the build when it isn't there. A simple residential data spec for first fix, and how an IT partner can take networking off your hands.

Quick answer

A typical residential spec: a comms cupboard with broadband entry, patch panel and switch; Cat6 to ceiling access point positions, two behind each TV, two at each desk, one per CCTV camera and the doorbell for PoE, and direct-burial Cat6 in a duct to outbuildings. Label and photograph every run before boarding.

For builders, electricians, architects and interior designers, home tech has quietly become part of the job. Clients expect strong Wi-Fi in the new extension, cameras on the house, a video doorbell, smart heating and a home office that works on Teams. When it doesn't, the call comes back to you, often months after handover.

The fix is simple: agree a data spec before first fix, run the cables with everything else, and let an IT partner design and commission the network.

The short version: agree a comms cupboard location, run Cat6 to ceiling access point positions, TVs, desks, camera and doorbell positions and any outbuilding, label and photograph everything, and keep data apart from mains. Leave the network design, equipment and commissioning to an IT partner, so the client gets a tested, documented setup at handover.

A Simple Residential Data Spec

LocationTypical provision
Comms cupboardBroadband entry point, patch panel, switch, router and CCTV recorder; ventilation and several sockets
Ceiling access pointsOne Cat6 per position, typically one per floor plus extensions, lofts and large open-plan spaces
TV positionsTwo Cat6 behind each TV, plus backing board for wall mounts
Home officeTwo Cat6 at each desk
CCTV and doorbellOne Cat6 per camera position and the door, for PoE
OutbuildingsOutdoor or direct-burial rated Cat6 in a duct, plus a spare draw cord
Future-proofingSpare cables or conduit to the loft and key rooms

Site Good Practice

  • Keep data cables apart from mains, and cross at right angles.
  • Label both ends to match a simple drawing.
  • Photograph every run before plasterboard goes up.
  • Leave enough slack at the cupboard and each point.
  • Check foil-backed insulation, steel and underfloor heating against access point positions. They block Wi-Fi.
  • Book the broadband installation early, and agree where the line enters.

Smart Home Items to Agree Before First Fix

  • Which light switches will be smart (neutral wires and deeper back boxes)
  • Video doorbell power or PoE
  • Smart heating and underfloor heating thermostat positions
  • In-ceiling speakers and wall-mounted TVs
  • EV charger and alarm panel connectivity

Why Bring In an IT Partner?

  • Fewer callbacks: Wi-Fi complaints after handover are among the most common, and the hardest to fix once walls are closed.
  • A clear spec for your team: marked-up drawings, cable schedule and labelling, so the electrician just runs cables.
  • Commissioning and handover: the network, cameras and smart devices set up, tested and documented for the client.
  • Aftercare: the client has someone to call about the tech, not you.

How We Handle It

We work alongside builders, electricians, architects and interior designers across West London. We design the network, Wi-Fi, CCTV and smart home, give your team a clear cable plan before first fix, check the runs before plastering, then supply, set up and test the equipment at handover and look after the client afterwards. Your electrician runs the cables; we take care of everything that plugs into them. See our renovation and new build tech planning, or get in touch to talk about a project.

Common questions

Cat6 from a central comms cupboard to ceiling Wi-Fi access point positions, behind each TV, to home office desks, to each CCTV camera and the doorbell, and to any outbuilding, plus spare cable to the loft.

The electrician runs the cables, but an IT specialist should design the network and Wi-Fi coverage and set up the equipment at handover, so access points are in the right places and everything is tested.

Foil-backed insulation, steel beams, underfloor heating and energy-efficient glass all block Wi-Fi, and the router is often far away at the front of the house. A cabled access point in the extension solves it.

Yes. We provide a cable plan before first fix, check runs before plastering, and set up, test and document the network, Wi-Fi, CCTV and smart home at handover, then support the homeowner afterwards.
